Q - What areas do you cover?
We mainly cover the North Nottinghamshire area, which is Mansfield, Sutton-in-Ashfield, Kirkby-in-Ashfield and a few surrounding towns. However we do source deals elsewhere in the UK occasionally when they come across our desk; for example we've had deals from Liverpool and different areas of South Yorkshire.

 

Q - Why this area?
- We know this area like the back of our hands as we lived there up until 2000.
- We have been seriously investing in these areas for the last decade, however Andrea has been investing since 1995.
- We have lots of contacts in this area and a great presence in the property field.
- There’s a strong rental market:
- 2 Hospitals
- Amazon warehouse & Distribution
- Eurocell Warehouse
- Lots of Factories & warehouses and more still being built
- Close proximity to the M1 motorway, which runs from just above Leeds all the way to the top of London giving great commuter links
- 2 Train stations.

 Q - How much money do I need to start?
A - Although we work with a variety of different clients with different financial circumstances, we would recommend a minimum of £80,000 to £100,000; as this is the average starting price of investment properties in our area.
This is to cover deposits, refurbs and purchasing fees.

 

Q - Do you offer rent to rent?
A - Although we see rent to rent as a viable strategy and fully understand the process, we have never used this strategy ourselves; so we wouldn't source a strategy we haven't completely tried and tested. We are in property for longevity, cashflow, as well as the capital growth that comes with retaining properties. These are the strategies we apply to our own portfolios, and can recommend you apply to yours.

 

Q - How do you justify your fees?
A - We offer a completely hands off approach to property investment, along with a great wealth of area knowledge to guide you. As a part of your sourcing fee, we find the deal, offer our power team, progress the sale, and even collect the keys upon completion; to hand over to the relevant next steps e.g. the builder or lettings agent.
If your project requires any refurbishment, we also offer our quality control services for an extra fee.

 

Q - Do you only source HMO's?
A - We predominantly source HMO's, as this offers the highest cashflow. However we do occasionally come across small blocks of flats and commercial properties; but these aren't our main focus, as we've found our clients prefer the higher cashflow that comes from a HMO.

 

Q - Would you consider yourselves the best in your area?
A - Although we would never be so pretentious to consider ourselves the best, we have been investing in our area for many years, and have therefore gained a great presence in the area. we have strong relationships with estate agents, lettings agents, local council members, architects, local charities, as well as a reliable power team. We are also known by fellow investors in our area.

Q - How can we trust you?
A - As fellow property investors we have been where you have, and understand it's hard to trust anyone whom you've never met with having any influence in your investments. As a company we are completely open to emails, phone calls and Zooms when it comes to getting to know our clients better; and also keeping you updated on sales progression.
More importantly we are fully regulated and compliant to the The Property Ombudsman (TPO), The Information Commissioners Office (ICO), and HMRC Anti money laundering (AML) Fully Insured. 

 

Q - Do you take all the best deals for yourselves?
First and foremost we are ourselves property investors. When we started our sourcing journey we had a surplus of properties, which we would offer to our fellow investors as we could only proceed with one of two deals ourselves; and why let a good deal go to waste? After a few years we found our passion for finding deals and sourcing had only grown, making it our primary business. To this day we still source and negotiate deals for our clients that we ourselves would take. 

 

Q - What happens if you have lots of people after the same property? How do you choose the buyer?
Success likes speed. Once our clients show interest and commitment to a property we will ask them for their 'Proof of Identity' and 'Proof of Funds', so we can proceed with the next step. The first person to send the aforementioned documents gets first reservation on the property, simple as that.

 

Q - What happens if the market crashes?
In our lifetime the market has gone up, down and even crashed a couple of times. The one thing that has not changed is that property as an asset is always viable. Throughout every big change in the market we have still been able to invest, we have just had to alter HOW we invest based off the market. Long answer short, no matter what state the market is in, there is always a deal to be found.

 

Q - What do you think of the current Market conditions?
We’re extremely confident as we are seeing some great opportunities, lots of bargains, and we’re taking full advantage with lots of
offer’s out and more deals coming our way. Interest rates are high right now but they won’t always be, by taking advantage of that drop in market means you’re securing a property at lower prices.
