We mainly invest in Mansfield, Sutton in Ashfield and Chesterfield(Yes all the Fields). We work in high demand areas for our property stock and have exits giving great returns.
The reason for those areas is that they have high demand for the specific strategies we work on.
In the Mansfield & Sutton in Ashfield area we cover BTLs & HMOs. We have invested in this area for over 25 years, so we understand the area very well, have excellent contacts and power teams giving us excellent supply of stock.
Sutton and Mansfield have lots of work opportunities with Kingsmill Hospital, the Amazon warehouse, Eurocell, factories, distribution centres, and various other big businesses.
With a population of 145,000 combined, with a very low unemployment, with approximately 30%-35% of the population being renters.
In some instances we have social housing contracts available on the BTLs & HMOs from 3-15 years, giving us excellent versatility when it comes to property strategies.
In Chesterfield we are also finding HMOs and BTLs all in social housing contracts. There is still demand for these strategies outside of the social housing leases, so if the term ends or you end the lease you can still rent out in the private sector.
We source predominantly HMOs with & without social housing contracts, that's what our core clients want. We do also source BTLs, including small blocks of flats.
